Construction finally and officially began on The Mix, a $3 billion, 112-acre mixed-use development located near Dallas Parkway and Lebanon Road in Frisco.

The project aims to revitalize the long-abandoned Wade Park site, infamously nicknamed the "Hole on the Toll" after its development stalled in 2014 due to bankruptcy. Nearly a decade of dormancy ends as the new developers, who collaborated with the city for five years, work on developing the site into a premier destination for corporate, residential, retail, and recreational spaces.

Phase one of the project, covering 28 acres, is expected to open in 2028.

Designed in partnership with Torti Gallas + Partners, Arcadis, and Kimley-Horn, The Mix will include 2 million square feet of office space, 375,000 square feet of retail, 3 million square feet of residential space, and two luxury hotels.

Anchored by a 9-acre central park featuring an event lawn, promenades, and trails, the development prioritizes community engagement and walkability. Additional features include a high-end grocery store, medical offices, and urban living units such as apartments and townhomes. The site will also include a 3,000-space underground parking garage, integrated with the Dallas North Tollway

With $113 million in city-approved grants and another $10 million allocated to expedite the grocery store, Frisco Mayor Jeff Cheney lauded the development as a step toward making the city a "world-class community."
